We are currently seeking a Project Management Team Lead join our Project and Development Services team.
The Project Management Team Lead position is an early-stage management role that blends hands-on project management with people leadership responsibilities. The role involves directly managing and developing a team of project managers while overseeing the execution of corporate real estate projects from conception through completion, including budget management, client relations, and contract compliance.
KEY ACCOUNTABILITIES
LEADERSHIP
- Lead, train, manage and develop your assigned team
- Integrate with Regional Leadership and other JLL Service Lines (Finance, Sourcing, Facility Management, Engineering, Occupancy Planning, Transactions, etc.)
- Develop a deep understanding of account policies and procedures in partnership with on-account Project Management Operations
- Demonstrate high energy positivity supporting a solution-oriented environment
- Identify and assess areas of concern regarding potential liabilities and risk
- Demonstrate visible commitment to creating a “one-firm firm” by utilizing cross-discipline teams as needed to meet client needs
RELATIONSHIP MANAGEMENT | CLIENT SERVICE
- Maintain strong working relationships with key Real Estate Services (RES) clients
- Drive the “Trusted Advisory” culture throughout all levels of the team
- Ensure your team is fully aligned and exceeds cascaded client targets
- Support all client programs and initiatives, proactively identifying opportunities for process efficiency
- Focus on full compliance with all applicable Agreement requirements
- Research, develop, and implement processes to minimize risk, improve delivery, and maintain high client satisfaction scores
PEOPLE MANAGEMENT
- Directly manage a team of project managers
- Responsible for employee management with support from HR delivering personal attention to hiring, onboarding, development, and mentorship
- Develop and foster a high-performing team culture, maintaining high employee engagement scores to minimize attrition
- Ensure compliance with HR policies and talent practices such as midyear and year-end reviews
- Work to establish succession plans, career development plans, conduct regular one-on-one coaching meetings and lead weekly team meetings
- Ensure accurate data is provided to support resource models and align project manager skill sets with work assignments and balance project workload within the team
- Partner with direct manager and HR to promptly address talent needs
- Maintain Vacancy Time to Fill of < 45 Days
- 100% completion of performance evaluations in alignment with JLL and on-account goals
KEY PERFORMANCE INDICATORS (KPI)
- Create an environment where direct reports are engaged, understand, and are committed to both JLL and client goals
- Develop a deep understanding of JLL contract requirements and manage the project team to exceeding all contract and project KPI’s
- Drive the achievement of the JLL initiatives and strategies designed to bring long term benefit to the company and the account
- Hold yourself and the team accountable to achieving the designated goals
- Monitor project KPIs, and resolve non-promoter feedback scores
CONTRACT / BUDGET MANAGEMENT
- Complete adherence to all contract related policies and procedures, approvals, and documentation
- Manage Project Capital and Expense plan for assigned team
- Provide accurate financial forecasting, variance explanations and commitment to annual spend goals
- Identify and proactively manage risk to the capital plan
- Adherence to capital closeout goals and capital asset depreciation policy
STRATEGY DEVELOPMENT
- Lead the team to successfully execute projects in accordance with client’s capital plan
- Oversee the procurement and management all project related resources (A&E, GC's. client suppliers, etc.)
- Assist Project Management Team in development of budget, timeline, and subsequent management of risks
- Ensure compliance with client funding documents
- Monitor Bid Tabulations, Purchase Orders, and Change Order proposals
- Ensure quality control standards for construction are met (client design standards / guidelines, standards, and specifications)
PROJECT MANAGEMENT
- Develop and execute project specific and client driven goals, schedules, budgets, and strategy
- Establish and maintain project goals and success criteria that meet both JLL and Client needs
- Build and maintain rapport with client representatives and ensure that the scopes of project and outside business forces affecting the project is fully understood
- Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, clients and/or end users, maintaining and delivering all appropriate documentation
- Develop detailed project budget based on historical and market data and clearly defined set of budget assumptions
- Act as the primary senior level contact with the client throughout the duration of the project
- Guide the client and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff
- Develop and maintain Master Project Schedules and manage the successful execution of projects so that completion falls within intended time-frames
- Prepare various RFPs needed for vendor and contractor services as well as manage the contractor, vendor selection process
- Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users
- Manage project performance against schedules, scheduled milestones and critical path items on multiple projects
KNOWLEDGE, SKILLS, AND ABILITIES
- Extensive experience in a corporate client-focused, results/metrics-driven organization
- Experience leading others within a corporate environment
- Highly organized with strong analytical skills
- Passion for simplifying complex situations/data, and ability to convey a streamlined and convincing recommendation to the client
- Strong working knowledge of architectural drawings and construction methods
- Deep understanding of all aspects of construction projects including, but not limited to contract management, vendor management, budgeting, scheduling, submittals, and change orders
- Strong interpersonal skills; ability to interact with executive-level external and internal clients, as well as external team members (architects, contractors, client’s representatives, etc.)
- Previous experience effectively supervising, training, mentoring and evaluating talent at various levels within an organization
- Ability to lead individuals across a national platform to deliver superior results in client service
- Ability to develop and cultivate business relationships with existing and prospective clients
- Working knowledge of accounting and financial reporting, budgeting, and scheduling as they relate to corporate real estate
- Deep understanding of capital plan creation and management
- Travel expectations: 20% to 40%
EDUCATION, EXPERIENCE, AND CERTIFICATIONS
- Bachelor’s degree required, Master’s Degree preferred in Engineering, construction management, architecture
- 10+ years of documented, progressive experience in project management with knowledge around property and transaction management
- 3+ years of documented experience in directly leading high-performing teams both in local offices and remote locations
- LEED, AIA, PE, or PMP certifications desired
- Experience in managing contracts and delivering projects for clients in a Principal capacity

Estimated compensation for this position:
